UNTAPPED POTENTIAL FOR TOURISM

Out of a total of 52 hotels, Brasov holds just one single unit affiliated to an international hotel operator, Radisson BLU Aurum. The hotel with a capacity of 110 rooms was inaugurated in September 2022, leaving room for investors to inject new funds in this real estate segment. With an uncovered demand for 1,200 hotel rooms, investors have under development 567 hotel rooms in Brasov, according to data from Est Hospitality.

EMERGING OFFICE MARKET

Brasov has a total stock of 155,000 sqm and a future development pipeline of an additional 25,000 sqm, representing less than 5% of Romania’s total modern office stock. The prime rent is 13 Eur/sqm, whereas the occupancy rate is slightly above 86 %, reflecting a slower take-up in 2022. The prime yield stood at 8.5% in 2022, as indicated by the data of CBRE Romania.

BOOMING RESIDENTIAL MARKET

The residential sector has been the most dynamic in recent years and remains so, considering that Brașov is attracting residents from several areas of the country: Transylvania (Oradea, Arad, Târgu-Mureș), Southern Moldova, as well as Bucharest. The central and semi-central areas host small and medium-sized projects, while the adjacent Bartolomeu, Tractorul and Noua areas attract large-scale projects targeting the mass-market segment. According to imobiliare.ro, the medium prices for newly built units vary between 1,708 – 2,500 Euro/ net sqm + VAT.

LOGISTIC & INDUSTRIAL HUB

Brașov is on the map of emerging logistics and industrial development hubs, thanks to its strategic location, which connects the north, south, west and east of the country. The main industrial and logistics developers and investors from Romania are present in Brașov, securing significant land to support a future influx of business in the region. The developers are working on projects with an area of 48,000 sqm in various areas of the county.

NEW OPPORTUNITIES FOR PROXIMITY RETAIL

The local retail sector is dominated by the two major developments: AFI Mall and Coresi Shopping Resort. The sharp development of the residential sector, however, has created new opportunities for proximity retail. According to RPC data, there are two retail parks totaling 30,000 sqm under development in the city.
